Improving Lead Generating and Conversation Rates: Think Like a Farmer

Each time he does a promotional mailing to his list of 10,000, he is lucky if he gets one or two inquiries. I had a similar call from a corporation that was spending its time and money driving traffic to its web site. With six thousand visitors a day, they were only getting a couple of inquiries per week. Both businesses were spending a lot of money to get attention but werent converting this attention to leads. Are you having the same problem? Marketing is a lot like farming. You cant just head out to your fields and bring in a bountiful harvest. First, you buy seed from the money youve budgeted. You buy enough to be sure that a good crop will germinate and thrive until harvest, and youre likely to plant several different crops to hedge the weather and the market. You may not be interested in becoming a farmer, but if you want to see your business grow there are three ways thinking like a farmer can help you. 1. Learn How to Collect More LeadsA farmer needs seed and lots of it to bring in a bountiful harvest. You need a lot of quality leads to increase your clientele. If your ads or mailings aren’t resulting in a steady stream of inquiries, find out what’s not working and change it. By changing a couple of sentences of your marketing copy or your offer, for example, you can increase response rates by a factor of ten or more. Could you collect more leads with the right marketing strategy and marketing copy? 2. Learn How to Increase Your Lead Conversion Rate A farmer who had spent his savings on seed wouldn’t plant his field, then go on vacation and come back months later expecting to find a healthy crop. While you may be the exception, this is the way most people market their businesses. According to The Yankee Group, between 40% to 80% of new business leads aren’t converted simply due to lack of follow-up. Many businesses spend money on getting attention and then don’t follow up on a prospect’s interest by giving them the information or contact opportunity they want. What you tell a prospect and how promptly you respond when they show an interest determines whether they continue to stay in touch. Of the people who see your ads, what percentage respond? Of the people who visit your web site, what percentage contact you? Of the people who contact you, what percentage become clients and customers? Could you increase your lead conversion rates by improving your Internet, phone and mail follow-up? 3. Learn to Use Systems that Generate Leads, Nurture Them and Increase Conversion Rates Today’s farmers are as technologically and information savvy as any of us. Farmers use GPS in their tractors to plant their crops, the web to connect to weather forecasting and crop price information web sites to track their markets. Using high tech information and machines to get the work done, today’s farmer has a system for buying seed and supplies, planting, maintaining and harvesting his or her crops. They make good use of systems and machines to increase their chances of bringing in a bountiful harvest. In the case of the corporation mentioned above, a simple change to their web site increased their lead conversion from 1 or 2 a week to 80 a week. Could your lead conversion rates increase with a better system for capturing and following up on leads? If you’re like me, you get hungry often. Whether you’re taking photographs or growing lettuce, you want to generate more leads and grow your business. To fill your larder and bring in a steadily increasing number of clients, think like a farmer. Being so small, and yet so visible, it was inevitable that they should be seen as an external sign of affection, especially if they could also be judged as financially valuable. Somewhere in the dim past, a man in the guise of a matchmaker, seeing a likely girl, would place a sort of down payment for his masters future bride, by placing a ring on her finger or possibly through her nose where no one was likely to miss it. Of course ring makers, or merchants, were always on the lookout for extending their market by exciting a demand for their goods. At one stage, there was a great push to having male engagement rings as well as female. Perhaps the time was not yet ripe, and a diamond for him just didnt make it. Today, however, with ‘whats good for the goose is good for the gander’ attitude, it could be that an engagement ring for him is just around the corner. There were some cultures that, in fact, had both the man and the woman wear an engagement ring. But it was not your diamond or sapphire ring. This was the actual wedding band right from the start. When the man asked the question, and the woman said, I will, he would place the ring on her left hand and she would place a ring on his left hand. When sometimes later the same question was asked by the minister, the groom would take the band off the left hand and place it on the right, and the bride would do the same. If subsequently the husband died, she would place his ring on her hand as well. At the same time, there were those couples who liked to mark the occasion of the birth of their first son daughters, being more plentiful, were never quite as valued by having the wife add another wedding band to the one she already had. The eternity ring, which marks twelve months of marital bliss, took the place of that ring. With so many marriages now involving children from former marriages, there is a desire to make the occasion memorable for them too. This article explains what it is and how it can help you grow your business. Lets start with a definition: Talkability (noun) 1. The ease with which a product or service can be talked about. 2. The likelihood that a product or service will be talked about. Ever experience a product or service so incredible, so above and beyond the norm, that you couldnt wait to tell someone about it? Thats talkability. Talkability is more powerful than noteworthy and more interesting than interesting. It lives in the remarkable neighborhood. So what does it have to do with real estate? Well, if you realize that most real estate business comes from referrals, youll begin to see the true power of talkability in helping you grow your business. Increasing Your Talkability Factor To increase the talkability of your services, you must offer something so unique its virtually impossible for people to keep to themselves, something they cannot resist talking about. A first step is to ask yourself the question, If I were my own client, what would be remarkable to me? This is the fun part. Its called the What if game. First, turn off your internal critic, that little nagging voice that says things like Thats silly or That will never work. Marketing Alone is Not Enough A remarkable service with average marketing will outsell an average service with great marketing. Remarkable products and services have talkability, so even with average marketing their messages will reach farther and wider than the average product with great marketing. Talkability Success Stories If a product or service has extremely high talkability, it hardly needs any marketing at all. Red Bull and Starbucks had high talkability when they launched (still do). As a result, they grew to epic proportions with virtually no initial advertising. Red Bull only started advertising a couple years ago, and Starbucks still does virtually no advertising. Yet people couldnt resist talking about these products. These products surfed on waves of talkability. Those are products. Now lets look at a service with talkability. Here in Austin, Texas, theres a barbershop called Sexy Scissors. Their name says it all, and their motto drives it home: Hot stylists. Cold beer. Great haircuts. They have sports on all the TVs and a beer keg built right into the receptionists desk! See what Im doing right now? Ive succumbed to the talkability of this service. As a result, Im giving them free publicity. Whether or not you agree with their angle, you have to acknowledge the talkability of it. Can you imagine the number of men whove said, Hey, Joe, have you heard about that place called Sexy Scissors? Has it worked? Well, as of this writing, theyre building a new location in Houston and putting out the call for additional franchisees. I predict their growth will continue for years to come. Im not suggesting you start a sexy real estate service. (Although, if youre in Los Angeles…) Im suggesting you find a way to put more talkability into your service. By Daniel Goevert Okay, lets get something straight I do not advocate the purchase of United States coins strictly for investment purposes. Like most traditional collectors, I believe coins are to be primarily appreciated for their artistic beauty, historical connections, and the joy of pursuing them. However, it should be no secret that a significant number of us do add to our numismatic holdings while simultaneously peeking at the payback angle, too. In truth, there are probably substantial numbers of traditional collectors who prefer to acquire coins destined to increase in esteem and value over time; treasured heirlooms and a source of pride to be passed from one generation to the next. On the flip side of this equation, it seems implausible that anyone would buy a coin with the hope or expectation to see it stagnate or decrease in value. Indeed, any commentator who suggests the words investment and coins should never appear in close proximity to one another is ignoring a heavily populated segment of our hobby. Now that weve established that its not numismatic heresy to seek coins with strong upside possibilities, lets get down to basics. The guiding principle is simple: Any coin that has demonstrated solid, consistent gains over a long period of time is likely to show continued growth in the years ahead. Easily said, but as we shall soon see, not so easily put into practice. So exactly how does a one identify coins with a potentially bullish future? The best clues are revealed by analyzing the retail value trends over a long period of time for a given coin. Observing current prices alone does not yield enough information to correctly evaluate prospective price movements. What was the coin selling for two or three years ago compared to today? Dig deeper, and find the market price for the same coin 5-10 years ago. While youre at it, get something from 20-30 years or more in the past, too. The more good data researched, the more reliable will be your final conclusions. Now whip out your spreadsheet and chart the numbers, or compute annualized rates of return. Flat or negative trends are bad. Positive trends are good. Steep positive trends are best. Any coin displaying a proven annualized growth pattern of at least 5-10% over a span of many years qualifies as an attractive option for the collector desiring coins headed for much higher price levels a few years down the road. During the course of my lengthy numismatic career, Ive researched the long term value trends of most collectible US coins. Thanks to my trusty computer, Ive calculated annualized compounded percentage return rates and honed in on a handful of coins that have consistently beaten the overall coin market averages. Unfortunately, the blue-chippers are scarcely encountered. Perhaps it is this fact that explains why so many well-intentioned hobby purists scorn the idea of blending coin collecting with the profit motive. Individuals whose objective is to satisfy their numismatic pleasure by assembling a collection certain to be the envy of tomorrows collectors must do their homework today. Remember to research historic value trends and evaluate growth potential based on previous performance. One last word of advice never loose sight of the fact that you are handling artifacts of Americas past, and that all of us are merely their temporary custodians. Respect these coins and the history they represent, and youll always discover new avenues of adventure not found in most other investment opportunities. Daniel J. By Ronald F. Patterson What a cruel trick the weather is playing on us. WE HAVE SNOW ! ! ! A bit depressing for us outdoor types. Yet, what better time to cheer myself up by writing to you. Karen is in the kitchen right now. Pookie (Putta) is leaning on me while I give him some attention. Who knows where the cats are. Yolonda is in her room folding cloths for her mom. The feeders are busier right now with the nasty weather, too bad the windowsare closed again. Some good news for me…………. my mom is back in her apartment aftera few weeks in the hospital and therapy. I’m a mama’s boy so that was a bit taxing on me. Last week I told you about the yard where I grew up. My dad passed away 20 years ago, but my mom kept the “Ole Homestead”for another 15 years. With her kids busy raising families of their own, the yard didn’t receive a lotof attention. Yet, the yard and wildlife flourished. Mom added a humming bird garden off the back patio and would sit out thereon milder days and summer evenings and watch her little jewels. Her birds would hardly flinch when we moved. When filling her feeders, as soon as I turned my back the birds would show as fast as they left. A small wooded area sat about 75 yards from our house. I believe the yardbecame an extension of the woods. As things grew, so did the collection of birds and wildlife. HOW TO DOUBLE THE NUMBER OF BIRDS COMING TO YOUR YARD Remember, where you live makes a difference in what you can plant and thevarieties of birds you will attract. However, planting for birds will double the number of birds coming to your yard. Here is a small list of trees for birds: Attracting Birds: Trees Native trees work best, though not a total requirement. Some introduced specimens have been around long enough that plants and birds have adapted. Look for trees that are zone hardy where you live. Speak with a professional who can assist in planting guidelines and requirements; such as sun or shade, will a tree tolerate wet feet. What about fertilizer? LET’S TAKE A WALK! It’s a nice day today, how about you and I go for a walk in a local park witha wooded area or find us an Arboretum. Do you notice the canopies of the trees? Do you see the brakes in the shaded areas? The lower growing trees and shrubs. Do you see the varieties of ground cover and under brush? The wild flowers in bloom today are food tomorrow. Can you hear the birds singing in the trees? Did you notice the chickadee following us as we went down the trail? I enjoyed this walk with you. Let’s do this again a few more times. Every couple of months just to see whatnature is offering the birds. WHAT IS NEXT Remember, now, to start with what you have. Make your current trees and shrubs a focal point for now. Backyard habitats take time and are years in the making. Do what your budget, time, and body will allow. This is a very important point, so let me say it again here: Do what your budget, time, and body will allow. Youll experience the most joy backyard birding if you use this approach. Also, look for sales. Do any of your friends have snips of bushes you could root? How about a family member or friend that has a few extra trees growing in a field? Ask if you could dig some up. Explain what you plan to do. Remember, it is illegal to dig up any wild trees or flowers on public or private land without permission first. Make a list of what you have and don’t have. Make another list of what you would like to plant for your new birdscape. You might even mention to your neighbors what you plan on doing and dare suggest it become a neighborhood event. Parents - Don’t Believe Your Kids When They Say - “I Want My Own Bedroom!”

By Shauna Haehl Our kids biggest complaint while growing up was that they had to share a bedroom. Since we have two boys and two girls, I saw sharing as a perfect and natural arrangement two bedrooms two in each. They dreamed of the day when they would have a bedroom to call their own If I had my own room I could listen to my favorite music all night. If I had my own room I could read mysteries all night. I want my own room so I can have the closet to myself. I want my own room so I can have privacy when my friends come over. So when we decided to build a house, of course, their #1 request was for individual bedrooms. I didnt make any promises, but secretly thought it would make for smoother family life if the house we built had enough bedrooms for each child. There would be no more arguing about who was the Messy One. I would hear no more shouts to Turn off the light! or threats against those crossing the line marking . . . my side of the room! I would no longer have to stand at the bottom of the stairs and yell for everyone to BE QUIET and GO TO SLEEP! When we finalized the house plans, there were enough bedrooms to eliminate sharing. Throughout construction our children talked endlessly about the possibilities and how once and for all it would finally be proven that She was the Messy One–not me! The first thing I noticed after moving into our new home was that the messiness was evenly distributed. Then, I noticed that the boys, whose bedrooms faced each other, kept their doors open all night so they could talk to each other. After we had been in our home several days I went to kiss the girls goodnight. Our oldest daughter wasnt in her room. When I looked in our youngest daughters bedroom I found them both settled in there together on the bed. What are you guys doing? Giggling, they answered, Were having a sleep-over! They have since had many such sleep-overs. Weve been in our home several years now and I had forgotten all this until yesterday when my daughter and I were hiking and talking. She said she was glad that she and her sister are such good friends. I wondered how that came to be, because I remembered some of their battles with each other. She answered, I think its because we shared a bedroom all those years. We would argue during the day, but once we were in bed with the lights out, we told stories and laughed and talked about our day and the people we knew. We gave each other back rubs and foot rubs. She concluded, I think it was during those times that we really bonded. I wish now that I could go back to those days in our smaller home and change my call from the bottom of the stairs to, Talk, laugh–dont worry about sleep!
